The 30 year mortgage rates follow the 10 year treasury index very closely.  Did you know rates have been dropping for 39 years?  Remember the 18% mortgage rates of 1982?  Did you also know that prior to that rates went up for 39 years?  Many industry insiders believe this cycle of lower and lower rates is now over.  Since inflation is picking up, it is expected rates should slowly start climbing again.
